The latest MLS data tells a compelling story.

Average home prices in Greater Cincinnati increased 10.53% year-over-year in May, reaching $398,683. Median home prices climbed 5.84% to $341,876. At the same time, pending sales increased 6.26% compared to last year, signaling that buyers remain active despite higher prices.

Perhaps the most interesting statistic is inventory.

Active inventory across Greater Cincinnati increased 24.24% year-over-year, while new listings increased 6.06%. For buyers, that means more options and more opportunities. For sellers, it means the market is becoming more competitive than it was a year ago. Yet despite the increase in available homes, demand continues to absorb new inventory at a healthy pace. Pending sales, waiting-to-close properties, and overall sales volume all increased from a year ago.

This isn’t a market that’s slowing down. It’s a market that’s becoming more balanced.

Buyers have more choices than they did a year ago, but well-positioned homes continue attracting strong interest and commanding strong prices.
