How Much Cash Do Investors Need?

Know your numbers before buying a property.

Dear clients and friends,

One of the biggest questions new real estate investors ask is simple: How much money do you actually need to buy an investment property? A lot of people assume they need hundreds of thousands of dollars sitting in the bank before they can even consider investing. The reality is that there isn’t one number that works for everyone. It depends on the property, your financing strategy, and what you plan to do with the investment.

The Down Payment Is Only the Beginning

Investment properties are financed differently than primary residences. In many situations, lenders will require a larger down payment when you’re purchasing a property as an investment. But focusing only on the down payment is one of the biggest mistakes a new investor can make. Let’s say you have enough cash available to cover the required down payment. That doesn’t necessarily mean you’re financially ready to purchase the property. You also need to account for closing costs, cash reserves, and any repairs or updates the property may need. A property that looks affordable based on the purchase price can become much more expensive once those other costs enter the picture.

Keep Cash Available After Closing

Successful investing isn’t just about having enough money to acquire a property. It’s about having enough money to comfortably own and operate it afterward. What happens if the property needs an unexpected repair shortly after closing? What if improvements are needed before the property is ready for a tenant or resale? What if another expense comes up that wasn’t part of the original plan? Using every available dollar for the down payment can leave an investor with very little flexibility when something unexpected happens. That’s why cash reserves should be part of the investment strategy from the beginning.

Your Financing Strategy Matters

The good news is that investors may have more financing options available than they initially realize. Different properties and investment strategies can call for different approaches. The right financing structure depends on what you’re buying, how you plan to use the property, your available cash, and your overall financial position. That is why the first step shouldn’t necessarily be scrolling through listings looking for an investment property.

Start with the numbers. Determine how much cash you’re comfortable investing, what expenses you need to prepare for, and how much money you want to keep available after closing. Once you understand those numbers, you can evaluate potential properties with a much clearer picture of what actually makes sense.

Build the Plan Before You Buy

Real estate investing can be a powerful way to build wealth, but buying a property is only one part of the equation.

The better question isn’t simply, “Can you afford the down payment?”

It’s, “Can you comfortably acquire and operate this investment?”

If you’re considering an investment property in Cincinnati, The Chabris Group can help you work through the real estate side of that equation. An investor consultation can help you clarify your goals, budget, property strategy, and next steps before you start making offers. The first step isn’t finding the property. It’s creating the plan.
